Project Description:
This 11 story, 42 unit condominium was the first of several large upscale oceanfront condominiums in South Florida to have Corrpro’s impressed current cathodic protection (CP) system for control corrosion of the reinforcing steel. CP was installed on all of the concrete balconies, walkways, carport roof slabs and the entrance canopy. Jupiter Island is situated at the northeastern corner of Palm Beach County, Florida.

Problem:
In the Spring of 2000, the Owners of Ocean Towers South Condominium were faced with a dilemma involving major restoration of their concrete balconies and walkways. Over the last 10 years sporadic repairs were undertaken and a major restoration was inevitable. The oceanfront exposure for this building allows airborne chlorides (salt) to enter into the concrete and migrate to the reinforcing steel, resulting in rapid corrosion. In order to identify the magnitude of the problem, Corrpro’s engineers performed a variety of tests on the structure including chloride ion content, electrical continuity of rebar, resistivity of concrete patch materials and polarization development testing through delaminated concrete.

Solution:
The test results indicated that the areas in question (approx. 50,000 ft2) were ideal candidates for Corrpro’s impressed current CP system. The Board elected, with considerable input from experts in the industry, to install ELGARD’s™ titanium anode mesh encased in a thin-set mortar under new ceramic tiles on the balconies andwalkways. On the roofs of the carports and entrance canopy, the mesh was covered with a thin concrete overlay and then painted to match the adjacent concrete surfaces.

Performance:
The entire system is powered and monitored by Corrpro’s rectifier and CORD-COM™ remote monitoring system. The system is operating at optimum voltage and current levels to control further corrosion of the reinforcing steel in the concrete balconies, walkways, roof slabs and entrance canopy. Corrpro will continue to monitor the CP system remotely from its head office in Medina, Ohio.
